Is this a home as in your personal home or did you build a residential home with many apartments.It is not easy to find residents as they are on a fixed income. Some are lucky enough to have a nice bank account and those are the ones you want. My mother-in-law couldn’t
have afforded her assisted living apartment on her social security alone but her husband was a veteran and she was able to collect benefits onhis behalf so it doubled her monthly income and therefore we were able to move her in. he wasn’t able to stay alone and this was a Godsend.What your trying to do is pretty tough.You should make presentations at senior clubs and attend senior fairs.Advertise in the local newspaper and in general knock on doors.Don’t forget to have an open house and invite church groups ect, that are seniors and their kids too.

Put an ad in your local paper, post a notice at the senior citizen center, put a note in your church bulletin bulletin. Our small rural town has three such centers and they are doing fine. There is definitely a need out there.
Run an ethical place for starters, you will build a reputation quickly and have a waiting list. I’ve heard negative stories from a nurse and an older lady who had lived in several in this town, it was horrifying the way they are promised one thing and then treated another way. Read a story a few years ago about a nursing home in northwest Missouri that had a long waiting list, the employees are good-hearted towards the residents and the reputation for the way the residents are treated spread far and wide.
List it providing copies of your licenses with your county Seniors organizations, radio spots, county Chamber of Commerce and your closest Agency on Aging, for their list.
I don’t know where you live, but in my area of suburban Washington, DC there are referral services for those who provide private care homes.
I found the current 7 bed home for alzheimers patients through a referral service, and after 9 years of dealing with ‘chain’ homes this one was perfect for her needs AND cheaper.
Try doing a search on senior assisted living referral sources.

Get a contract with Medicaid so they will subsidize the care and you will get plenty of potential residents.
Register with your city/town hall.
Register with the United Way.
Call who licensed you.
